The subject property houses four buildings that will be removed to accommodate the addition of two 7-story buildings and a 3-story parking deck, which will result in a total gross floor area of 681,596 sq ft of offce and 345216 sq ft of parking deck. Building coverage excluding the garage is 13.5%, and including the garage, 23.3%. Two additional entrances to the site are proposed from Old Georgetown Road. Existing surface parking will be reconfigured to allow a central open space with a wet pond, landscaping, and walkways that will link the larger new building to Democracy Boulevard sidewalks and bus stops. There will be 141429 sq ft of general office located in the two 7-story buildings. Furthermore, there are currently 387 vehicular parking spaces existing on the site, but two parking spaces will be replaed with lockers for long-term bicycle parking.
